Mayfair Townhouse Disposition
Achieving 107% of valuation in a recalibrating market
A titled British family needed to dispose of a Grade II* listed Mayfair townhouse discreetly and at premium value. We delivered £14.8M — above the independent valuation — through an entirely off-market process.
The instruction came through a private client manager at a Mayfair bank. The client — a long-established British family — needed to dispose of a four-storey, 5,800 sq ft Georgian townhouse on a prime Mayfair street. The constraints were absolute: no public marketing, no press, no disruption to the family's social and professional relationships.
The Asset
Grade II* listed. Built c.1780. Original panelled rooms, principal staircase, and decorative plasterwork substantially intact. Rear garden. Double garage. A genuinely irreplaceable piece of London.
The Strategy
We maintained a proprietary database of buyers who have specifically expressed interest in Mayfair listed properties. The list is not long — perhaps forty principals globally — but it is current, qualified, and known to us personally. We made twelve discreet, personal approaches.
The Buyer
The transaction was concluded with a US-based technology entrepreneur who had been advised to acquire in London for both lifestyle and wealth preservation purposes. He had viewed three properties publicly in the preceding year and had not proceeded with any. Our off-market introduction eliminated the competitive pressure that had stalled previous discussions.
The Price
The independent RICS valuation had placed the property at £13.8M. Our final agreed price was £14.8M — 107% of the valuation — achieved in a market that many commentators were characterising as subdued.
The Lesson
The right buyer, in a private environment, without competitive dynamics — is worth more than the public market in almost every scenario. This transaction proved that principle at scale.
