Sourcing the unsourceable — a Bebek yalı for a global collector
A London-based collector had searched for a Bosphorus waterfront yalı for three years without success. We identified, negotiated, and completed the acquisition in 11 weeks.
Yalıs — traditional Ottoman waterfront mansions on the shores of the Bosphorus — are among the rarest residential assets in the world. There are fewer than 80 remaining in private ownership. Fewer than three change hands per decade. Our client had retained two other advisors in the preceding three years. Neither had delivered.
The Assignment
The brief was clear but demanding: a genuine yalı on the European shore, minimum 800 square metres, private waterfront access, habitable with restoration, within 20 kilometres of the city centre. Budget: up to $18M.
The Discovery
Our Istanbul relationship network extends to the city's oldest legal families, its major private banks, and a network of specialist restorers who work exclusively on historical properties. It was through a restoration architect — whom we had referred work to on two previous projects — that we learned of a Bebek yalı owner who had recently lost an heir and was privately considering a sale.
There was no listing. There had been no public indication of intent. The family had not spoken to another agent.
The Process
We approached the family with sensitivity and care. Three meetings over four weeks established trust, context, and ultimately a shared understanding of value. We commissioned a specialist historical valuation — the first the property had received in eleven years — and presented our client's acquisition thesis to the family directly.
The Terms
The agreed price was $16.2M — within budget, reflecting both the property's condition and the family's preference for a buyer who would restore rather than demolish. Our client has since commissioned a restoration programme with Emre Arolat Architecture, with a projected completion in 2027.
