Asset 1: Palm Jumeirah — Off-Plan Frond Villa ($11.8M)

We secured early-access allocation to a north frond villa project before any public launch. Our relationship with the developer — cultivated over eight years — gave us pricing that was 14% below the subsequent public release price six weeks later.

Asset 2: Downtown Penthouse — Completed ($16.4M)

An off-market acquisition in the Burj Khalifa district. The seller was relocating to London and needed a rapid transaction. We completed in 22 days, acquiring a 6,200 sq ft penthouse with full Burj and Fountain views at a price that reflected the seller's need for speed rather than market value.

Asset 3: DIFC Grade A Office — Commercial ($11.7M)

A rare strata-title commercial acquisition in DIFC, offering 6.8% net yield with a sitting tenant on a 7-year lease. Sourced exclusively through our commercial network.

Asset 4: MBR City Land — Strategic ($7.1M)

A 42,000 sq ft plot in Mohammed Bin Rashid City with approved residential development potential. Acquired in a private treaty from a developer who needed to liquidate a non-core asset.

Results

Twelve months after completion, the portfolio's blended gross yield stands at 8.3%. The off-plan villa has appreciated by 22% in pre-completion valuation. Total portfolio value: $54.2M.
