The period of 2022–2024 was one of recalibration across global prime markets. Mayfair was not immune: transaction volumes declined and certain trophy assets experienced modest price corrections in sterling terms. Structural Supply Constraints

Mayfair's supply is structurally constrained in a way that few markets can match. The area is bounded — east by New Bond Street, west by Park Lane, north by Oxford Street, south by Piccadilly — and the majority of its finest buildings are listed. You cannot knock them down, you cannot build equivalents, and the number of genuine trophy assets that come to market in any given year can be counted on one hand.

The Grade I and II* Premium

Listed buildings in Mayfair command a 15–25% premium over unlisted equivalents on a per-square-foot basis. This premium is rational: the scarcity is genuine, the conversion restrictions prevent dilution, and the provenance of a property with authentic Georgian or Regency credentials is a value that endures.
